What is an SMSF – Self managed super-fund
Setting up an SMSF is a major financial decision and you will need professional advice, if you do not have the skills to do it yourself. It may also involve your time, but most of the work can be done by your appointed professional service.
When you set up an SMSF you become a trustee of the fund. This means you are responsible for managing your SMSF according to its trust deed and the laws and rules that apply to SMSFs. Our professional team will guide you through the running of your SMSF. The key principle is that you run your SMSF for the sole purpose of providing retirement benefits to fund members.
You need to manage your fund’s investments in the best interests of fund members and in accordance with the law. Your investments must be separate from the personal and business affairs of fund members, including yourself.
You can accept money contributions for your members from various sources but there are some restrictions, mostly depending on the member’s age and whether they’ve exceeded the contribution caps. Generally you can’t accept an asset as a contribution from a member, though there are some exceptions
Accessing the super in your SMSF to pay benefits is generally only allowed when a member reaches what’s called their ‘preservation age’ and meets one of the specified conditions of release – for example, they retire. There are very limited circumstances, such as death or terminal illness, where a member’s super can be accessed before this.
The income of your SMSF is generally taxed at a concessional rate of 15%. To be entitled to this rate your fund has to be a ‘complying fund’ that follows the laws and rules for SMSFs.
Self Managed Super Funds are currently the fastest growing sector of the Superannuation market, and there is a growing number of investors wanting more control of their investments.
The laws around the SMSF setup, administration and buying property must be followed if you decide to go down this investment path. Our team is in place to guide you through these steps to make it as easy as possible.

PAYOFF YOUR HOME LOAN
For landlord and first time investors
A Financial Review Workshop (FRW) will show you how you can pay off your home loan in a shorter time, will help you increase your weekly cash flow while increasing your net asset value over a period of time.
Our objectives for you are to help you with
1. True Wealth – put in place the strategy to reduce personal debt over a period of 7 to 10 years.
2. Winners and losers – find out which properties are worth keeping and which are underperforming and are therefore better sold.
3. Risk, Growth and Cash-flow – we teach the importance of these critical aspects of Landlords Portfolio Management.
If your portfolio of investments has properties that are more than five years old, then you may not be returning the best possible tax benefits for yourself. We are interested to run a Financial Review Workshop with you to identify underperforming investments and to help you pay off your home loan faster. This workshop will last approximately 40 minutes and can be conducted in our offices or at your home.
The workshop will lead on to a complete Portfolio Review to establish your own personal position and comes with recommendations.
